Contingent vs. Pending


The status of the listing viewed online can be very confusing. Most people are clear on what active means and what sold means. But there is that time frame in between active and sold that caused people a lot of confusion. When you see a listing online that states it is active with contingency or just contingent, that means that the home owners have accepted a contract from a ready, willing, and able buyer. There are some things in the process that need to be handled while the home is under this contingent status. Those items typically include the buyer’s financing, the buyer’s home inspection, the lender’s appraisal, and other things in the process. When the status of a property is changed to pending all of those contingency items have been satisfied, and the last few steps in the process are being completed in order for the buyer and seller to be able to actually sit down at the closing table, sign their documents and transfer ownership of the home from one party to the other.
