Yesterday I was reminded of a common quandary facing home sellers. I had a client call asking if their house would sell better with them living in it or moved out.

This is not a simple question. There are a lot of factors that affect the way in which your home will show better. For example, if your home is overcrowded, the furnishings are dated, or you have a hard time keeping it clean enough for short notice showings it may be better for you to go ahead and move out if possible. If your home can remain pristine at all times for short notice showings staying in your home until it sells may be a good option.

Now don’t forget that sometimes sellers don’t have an option. They must sell before they can buy because they need the proceeds from the sale of their current home in order to have their down payment or closing costs for their new home.

Tips for being show ready as quickly as possible:

1. Declutter First (This Is Non-Negotiable)

  • Remove 50% of visible items on counters, shelves, and floors
  • Clear entryways, hallways, and cabinets and closets (buyers open them)
  • Pack away personal photos, kids’ artwork, and collectibles
    Tip: If you’re unsure—pack it.

2. Deep Clean the “Deal-Breakers”

Focus on areas buyers judge hardest:

  • Kitchens (sink, appliances, counters)
  • Bathrooms (toilets and the floor around the toilet, showers, mirrors)
  • Floors and baseboards
  • Windows (inside at minimum)

Quick win: Clean = well-maintained in buyers’ minds.


3. Neutralize & Brighten

  • Replace loud décor with neutral pillows, throws, or towels
  • Open blinds and curtains
  • Turn on all lights (use matching bulbs if possible)

Goal: Make rooms feel larger and brighter instantly.


4. Fast (and inexpensive) Curb Appeal Boost

  • Mow lawn, edge driveway
  • Sweep porch and walkway
  • Add a simple doormat or potted plant
  • Remove trash bins, hoses, toys

First impressions happen in seconds.


5. Stage for Flow, Not Furniture

  • Remove oversized or extra furniture
  • Create clear walking paths
  • Highlight focal points (fireplace, windows, kitchen island)

Buyers need to imagine their life there.


6. Eliminate Smells Immediately

  • Take out trash daily
  • Avoid heavy air fresheners
  • Light citrus or clean-scent candles briefly before showings
  • Pet odors = deal killers (deep clean litter boxes & pet areas)

7. Create a “Showing Kit”

Keep these ready:

  • Disinfecting wipes
  • Microfiber cloth
  • Trash bags
  • Laundry basket for quick pickup
  • Neutral hand soap & fresh towels


8. Make It Easy to Leave

  • Have a plan for pets
  • Know where you’ll go during showings
  • Keep shoes, bags, and coats contained
