A new year brings fresh goals, new opportunities—and in real estate, a chance to leave outdated advice behind. Unfortunately, many buyers and sellers still make decisions based on real estate myths that no longer reflect today’s market.
As a local REALTOR® with RE/MAX Cornerstone, I hear these misconceptions every week. If you’re planning to buy or sell a home this year, here are the most common real estate myths to leave behind in the new year—and the truth you need instead.
Myth #1: You Have to Wait Until Spring to Buy or Sell a Home
Many people believe spring is the only “good” time for real estate. You have heard me say it before and I will say it again now. Move when it is right for you and your family. If you are changing jobs, move. If your family is growing, move. If you are getting married in April, don’t move in April. If your baby is due in June, don’t move in June. Do what works for you and your family.
The truth: Homes are bought and sold year-round. Buying or selling earlier in the year often means less competition, more serious buyers, and better negotiating opportunities.
Myth #2: You Need Perfect Credit to Buy a Home
This myth stops many would-be buyers before they even start. Don’t assume. Find out for sure.
The truth: You do not need perfect credit to buy a home. There are loan programs designed for a wide range of credit situations. Many buyers qualify sooner than they expect once they speak with the right lender. (An added bit of advice here- use a local lender, not internet guys.)
Myth #3: The Highest Offer Is Always the Best Offer
Price gets attention—but it’s not the whole story.
The truth: Strong terms, solid financing, fewer contingencies, and flexible timelines can make one offer far more attractive than a higher-priced one. Sellers benefit from looking at the full picture, not just the number.
Myth #4: Online Home Value Estimates Are Accurate
Online home values are popular—but often misleading. Has that web site been to your home or driven through your neighborhood. They do not know Elmore County, and we don’t compare to California.
The truth: Automated estimates can’t see inside your home or account for upgrades, condition, or neighborhood differences. Ask your local realtor.
Myth #5: You Need 20% Down to Buy a Home
This is one of the worst myths. You do need money in the bank. Houses are not free. But call a realtor and lender to talk about this before you just assume that you need a big downpayment.
The truth: While 20% down can be helpful, it’s not required for every buyer. Many loan programs allow for much lower down payments. Waiting years to save more money could mean missing out on today’s opportunities.
Myth #6: You Don’t Need a REALTOR® Anymore
With online listings everywhere, some buyers and sellers think they can do it alone.
The truth: Real estate involves contracts, negotiations, inspections, deadlines, and legal details. A knowledgeable local real estate agent helps protect your interests, avoid costly mistakes, and navigate the process with confidence. Choose ONE agent to work with who is helping you through the process.
